Reservation and Payment

Once the vacation home has been reserved, the renter will receive an invoice for a deposit of 25% of the total rental price. This deposit must be paid within 8 days to finalize the reservation. By making this payment, you automatically agree to the rental terms below.
If the deposit is not received within this period, the reservation will automatically be canceled.

The remaining balance, as well as the costs for the final cleaning, the security deposit, and any transfer fees, must be paid no later than 6 weeks before the start of the rental period. If the reservation is made with an arrival date within 6 weeks, the renter must pay the full rental amount at once.

Cancellation

If you decide to cancel for any reason, you are obligated to compensate us. The amount of compensation depends on the time of cancellation:

• Cancellation up to 3 months before the arrival date: 25% of the total rental amount.

• Cancellation up to 2 months before the arrival date: 50% of the total rental amount.

• Cancellation up to 1 month before the arrival date: 75% of the total rental amount.

• Cancellation within 1 month before the arrival date: 100% of the total rental amount.
  
  

It is highly recommended to take out cancellation and travel insurance.

Terms and Conditions

Management

Upon arrival, the property manager will welcome the renter, provide a tour of the house, and be available to answer any questions regarding the stay in the villa. The contact details of the property manager will be provided after the booking is confirmed.

Stay at the Property

The property is intended exclusively as a vacation residence. We kindly ask you to respect the local norms and values that apply to living in luxury residential areas in Curaçao. The following guidelines must be adhered to:

• • It is strictly prohibited to cause any disturbance to the neighbors, in any way.

  • Smoking is only allowed outside on the balcony or terrace.

  • Sunbathing nude or topless, hosting parties with loud music, or holding gatherings with

    more people than the number of booked guests is not permitted, unless prior written

    consent has been obtained from the owner or an authorized representative.

  • Drug use is strictly prohibited. If this is discovered during an inspection, the rental

    agreement will be immediately terminated.

  • It is not allowed to clean diving or snorkeling equipment in the kitchen, bathrooms, or

    swimming pool.

  • Pets are not allowed.

For any questions or concerns, you can always contact the property manager.

Subletting is strictly prohibited. It is not allowed to accommodate more people in the vacation home than the agreed number stated in the reservation, unless prior permission has been obtained from us. Failure to comply may result in the early termination of the rental agreement without refund of the rental fees.

It is expressly forbidden to move cabinets, beds, audio or television equipment, or to take any part of the inventory outside, except for tableware, glasses, and cutlery for outdoor meals.

When leaving the vacation home, whether temporarily or upon departure, we kindly ask you to ensure that all doors and windows are securely locked and that the alarm is activated. The pedestrian gate and the automatic sliding gate must be closed at all times.

We kindly request that you complete the following tasks before your departure:

• Ensure that all dishes have been washed.

• Empty the trash bins in the house. The waste can be disposed of in one of the

  provided bins.

• Leave the house broom-clean, including cleaning under the furniture and beds.

• Do not leave any food or household items in the cupboards, as this complicates

  cleaning and may attract pests.

• Make sure the BBQ is cleaned.

• Report any breakages, defects, or damage to the property manager.

During the rental period, the landlord reserves the right to check and inspect the vacation home.

If the tenant, their family members, guests, or other persons admitted by the tenant fail to comply with the obligations as stated in the terms, house rules, instructions from the landlord, or government regulations in such a way that it is reasonably unacceptable for the landlord to continue the rental agreement, the landlord or their designated representative has the right to terminate the agreement immediately. Furthermore, the landlord may deny the tenant and other occupants further access to the property without a refund of the rental fees. Lack of respect for nighttime quiet or causing a disturbance is explicitly mentioned in this regard.

Damage and Defects

Upon arrival, we strongly advise you to thoroughly inspect the vacation home and its inventory for any defects or shortcomings. Should you notice any damage or defects, you must report them immediately to the property manager upon arrival. If the damage is caused by your own actions and/or is not the result of normal use or wear and tear, the costs for repair, transport, and/or replacement will be charged to you.

Liability

We are in no way liable for:

• Theft, loss, or damage of any kind during or as a result of your stay in or outside the vacation home.

• The malfunction or failure of technical equipment, utilities (gas, water, electricity), and/or facilities in the house.

• Any emergencies or unforeseen events that may disrupt or hinder your stay.

• The renter is fully liable for any loss and/or damage to the vacation home, garden,

  and furnishings (both inside and outside), as well as the property of the house, if caused by your own actions or negligence, or by third parties present in and around the house with your permission.

• The landlord/owner/property manager cannot be held liable for injury, pain, harm, disability, or death of guests as a result of using and/or staying in and around the house.

The use of the swimming pool is entirely at your own risk. Children are only allowed in or near the pool under the supervision of an adult. The owner and/or the villa manager are in no way liable for accidents or incidents.

Prices

The quoted price for the accommodation is based on the previously agreed number of guests. If more guests stay than discussed, additional costs will be charged. A maximum of 2 people is allowed per bedroom. A crib can be added upon request for a small fee. The rental prices do not include 7% sales tax (tourist tax). Included in the rental price is an average electricity usage of 5 kWh per day per person.
Excess electricity usage will be charged at €0.55 per kWh. Extra cleaning/linen service is available upon request for an additional fee.

Security Deposit

The security deposit for a stay of up to 4 weeks is $500.
For stays longer than 4 weeks, a higher amount will be agreed upon with the renter. The security deposit will be refunded within 14 days after departure from the vacation home, minus any damage costs and charges for electricity and water consumption.

Validity of the Rental Agreement Terms

By confirming your booking, after we have confirmed it (placing an option does not count), you agree to the rental terms, and the rental agreement becomes effective. The rental agreement automatically ends at the conclusion of the agreed-upon period.

By accepting the booking of Casa Blanca, you also agree to all of the above-mentioned terms and conditions.
